该职位来源于猎聘 Officer/Senior Officer What You'll Do You will be negotiating with various business developers, owners as well as entrepreneurs to seek leasing opportunities that will bring commercial/branding values to JAKC.
Your key responsibilities include, but not limited to: Conduct market research and analysis to support business decisions Take initiatives on brand replacement and keep sourcing brands can meet mall positioning for each floor.
Anticipates future customer trends and needs and orientates the business to meet these. Is analytical and data oriented when identifying market opportunities, threats and trends. To assist the team leader in the planning and preparation of the annual rental income budget and its relevant business plan; To be responsible to the pre-set annual rental target of the area in the mall assigned by the team leader; To be involved in the making of plans to progressively update the trade and tenancy mix of the mall via securing new tenants and/or renewal of existing best performers based on the positioning (the 5Cs guideline), the financial plan and the deep understanding of the general retail market development and trend etc. in order to maintain strong competitiveness; To conduct frequent retail market research on market rent, major deals closed on street level and malls, up and coming new retail brands/ concepts to Shanghai and China, major news in international retail market etc.;
To follow the instruction and supervision of team leader to execute an efficient and effective leasing works from initial contact, terms negotiation, design vetting, construction coordination, license application and opening marketing and promotion coordination; To develop network both locally and internationally for firsthand contacts with new brands and keep close contact with key real estate agency firms;
To identify potential prospects that involves if the prospect is matching the overall JAKC positioning, the interesting level of the products and experience, market/ sales potentials, marketing initiatives, finance sensitivity study in terms of rent to sales ratio, TOR trigger and intangible value to the entire MUD etc.; You are a professional with strong knowledge in fashion and lifestyle brands in current market. You are a thinker with vision that tenants we collaborate with are Take lead on coordinating with other departments in the entire leasing process from signing LOI and TA (Legal/ Finance), to design drawings vetting (Project/ PM), construction completion inspection (PM), assist tenant's license applications with various Government Bureau and pre-opening and opening marketing campaign (KO) To work closely with Office, Residential leasing teams and Hotel to leverage resources to achieve best fringe benefits; Who You'll Work With Closely working with our leasing manger to report and discuss about the leasing progress. You will constantly look for construction resolution with project team before and during the case negotiation. Also, you will consult with legal and finance team in regards to the contract negotiation.
