  • set up transaction/leasing objectives, work plans and achievement targets to meet defined SLA and KPIs targets
  • Track lease transactions from initial site selection to contract execution, updating status on Project Planner and SharePoint timely
  • Develop RFP documents based on SOW, draft lease schedules and align with site teams, stakeholders and clients
  • Support procurement in completing bidding processes, vendor assessments, contract negotiations and signatures, obtain J&A approvals, prepare client quotations and track PO approval status
  • Review all planned lease activities, manage assigned resources, supervise transaction quality, timeline and cost control, coordinate with landlords and service providers
  • Assess transaction success from operational and business perspectives, draft delivery reports, evaluate outcomes against business cases, summarize transaction documents and obtain stakeholder confirmations
  • Hand over completed transactions to stakeholdes (including lease agreements, acceptance documents, property condition reports, etc.), collect feedback and implement refinements
  • Track lease payments, security deposits, asset records and coordinate with finance on lease accounting matters
  • Support site teams with small-scale lease-related projects including space modifications, property inspections and maintenance coordination
  • Communication and engagement (30%)
  • Regularly organize lease transaction meetings, coordinate with site teams staff and stakeholders, share progress updates, address issues and clarify requirements
  • Collaborate with clients (RE, FM Procurement, Finance and end users) to understand requirements prior to transaction implementation, ensuring alignment within project scope
  • Work with site teams to clarify security, safety, scope, functional requirements and benchmarks to minimize transaction risks
  • Engage with landlords and service providers to ensure lease obligations are met, maintaining compliance with safety, quality and timeline requirements
  • Coordinate with relevant third parties (government agencies, property managers, etc.) to address regulatory requirements and keep transactions on track
  • Prepare and deliver presentations to clients and stakeholders on lease strategies, market analysis and transaction outcomes Required Knowledge and Skills:

  • Excellent written and verbal communication skills, with ability to effectively present information and influence stakeholders
  • Calm demeanor with ability to work under pressure, manage changing priorities and handle lease negotiations effectively
  • Basic financial knowledge including lease accounting principles, budget preparation and ability to review rental proposals for reasonableness
  • Strong understanding of commercial and residential leasing markets, lease contract terms, property laws and regulations
  • Knowledge of building standards, space planning and facility management requirements relevant to lease transactions
  • Good safety awareness with basic EHS knowledge to identify and manage risks during site visits and lease implementation
  • Proficiency in PC applications including Word/Excel/PPT/Outlook, with basic CAD knowledge preferred
  • Ability to work both independently and as part of a team with strong execution skills
  • Familiarity with lease management software and tools

Qualifications and Education:

  • Bachelor's degree or above, preferably in Real Estate Management, Business Administration, Facilities Management or related fields
  • 3~5 years of lease transaction or commercial real estate management experience, with demonstrated success in managing end-to-end lease processes
  • Experience in managing office, warehouse, retail or residential lease transactions independently
  • Strong English language skills (written and verbal) for international lease negotiations and documentation
  • Certified Commercial Investment Member (CCIM) certification preferred
  • Familiarity with corporate real estate management practices and procedures
