Project Director (INTERNATIONAL Portfolio - Repositioning & Redevelopment)Location: London, UK (with travel across the UK and Europe as required)

We are seeking an experienced and dynamic Project Director to lead the repositioning and redevelopment of our diverse portfolio of office and commercial real estate assets across the UK and Europe. This role offers the opportunity to drive value through strategic redevelopment, renovation, and asset enhancement initiatives in international markets.

Core Responsibilities:

  • Lead end-to-end project delivery for large-scale commercial repositioning and redevelopment projects, collaborating with consultants and the in-house Asset Management (AM) team from proposal through completion.
  • Conduct in-depth market and site analysis, assess surrounding property landscape, and evaluate local permitting possibilities, timelines, and the practical feasibility of asset redevelopment and repositioning.
  • Oversee design coordination, construction management, cost control, and quality assurance to ensure projects are delivered on time, within budget, and to the highest standards.
  • Manage and optimize CapEx, conducting rigorous cost-benefit analysis to maximize value creation and ensure alignment with targeted investment return metrics.
  • Review and guide architectural, engineering, and BIM deliverables, manage structural, MEP, and facade engineering requirements for complex renovation projects.
  • Develop and execute project roadmaps, including scope definition, procurement strategy, and stakeholder alignment.
  • Implement project controls, risk management, and schedule optimization measures.
  • Lead, mentor, and manage multidisciplinary teams including internal staff, consultants, and contractors.
  • Foster collaboration across functions including asset management, leasing, finance, and sustainability to align project outcomes with business goals.
  • Prepare and present progress reports to senior management and key stakeholders.

Required Qualifications:

  • Bachelor's or Master's degree in Civil Engineering, Construction Management, Architecture, or a related field.
  • Minimum of 15 years of experience in full lifecycle commercial real estate development, with a focus on large-scale mixed-use or commercial projects.
  • Must have led at least one major mixed-use development project in China.
  • International project experience, particularly in the UK or Europe, with exposure to repositioning, renovation, or redevelopment of existing assets are preferred.
  • Experience in asset management principles and the ability to collaborate on project repositioning strategy.
  • Excellent command of both English and Mandarin (written and spoken).
  • Proven ability to lead cross-cultural teams, manage international contractors, and implement global procurement strategies.
  • Strong communication, negotiation, and presentation skills, with experience reporting directly to senior leadership.
