Lead all Corp. Real Estate transaction at Zone Level and support the development of the Market/Zone/GMB Real Estate strategy, and drive its implementation through high quality transactions. Overall monitor and collaboration with all relevant

function for Workplace Solution project & initated delivery, works and responsible for all delivery and assigned projects in line with Zone Workplace Solution strategy.


Space Planning Management:

1. Location information/data collection (cost,HC, SC) in order to planning for consolidation/Long Term Plan

2. Operational monitoring of capacity utilization, to provide timely trigger of capacity issues and inputs for

capacity projections and forecast.

3.  In collaboration with global workplace design team to develop and implement the standard design across different type of locations, incl. physical & graphic branding.


Real Estate Transaction Management:

1. Expertise of real estate transactions in context of Market/Zone portfolio and business drivers, and operational

constraints

2.Contribute to the evaluation, development, and prioritization of portfolio optimization opportunities with the Zone WS

Lead (main driver), the WS Manager, and RESPs

3. In collaboration with the Zone WS lead, and RESPs present strategic opportunities (portfolio analysis, market trends etc.)

to businesses

4. Lead RESP (or self-perform) for the various transactions including but not limited Land/Building acquisition, Land/Building/DC leasing and etc. Manage the real estate transactions (self-perform or in close cooperation with the selected RESPs) and the applicable Nestlé stakeholders within the Zone/Function.

5. Develop strong operational partnerships with RESPs to deliver vertically integrated Real Estate services within the

applicable Zone/Function

6. Identify continuous improvement opportunities and implement.

7. Contribute to global transaction strategy, processes and methodology (incl. level of outsourcing) as well as global initiatives.

8.  Embed NCE principles and WoW in Real Estate activities (OMP, Measures, Reviews, etc.). Identify continuous improvement opportunities and share mindset with RESPs

9.  In collaboration with the Zone WS lead and Zone Chief Engineer, ensure all office Capex-related requests are properly

managed.


Key

Requirements:

1.Personal experience in management of complex projects and change management

2.Proven negotiation and influencing skills (including the ability to self-perform transactions)

3.Minimum 15 years experience in the real estate industry - preferably in the major commercial/industrial/retail corporate real estate areas.

4.Bachelor's degree in Real Estate, Business, or applicable management/technical discipline.

5.Proven ability to manage as many as 50 transactions concurrently, in conjunction with regional RESPs.

6.Strong business partner collaboration and communication skills within a large corporate environment.
